Understanding where a Delhi property is registered, which Sub-Registrar jurisdiction applies, and where comparable transaction evidence should be researched can be an important part of a property valuation exercise.
Delhi property registration is administered through the Revenue Department's registration system. The applicable Sub-Registrar jurisdiction is linked to the location of the immovable property.
A property owner does not simply choose any Sub-Registrar office for a property transaction. The registration jurisdiction is connected to where the property is situated.
Delhi's administrative and registration jurisdictions have also been reorganised. Therefore, for a current transaction, owners should verify the applicable jurisdiction rather than relying on an old locality list.
The Revenue Department's 26 December 2025 order revised Registrar jurisdictions following district reorganisation. The order lists 13 Registrar jurisdictions and maps the existing SROs to those jurisdictions.
The Delhi registration system provides access to registration-related services and records. For valuation research, registered-document information can form an important source of local comparable transaction evidence.
The examples below are intended as a practical orientation. Because Delhi's administrative and registration jurisdictions have changed, the current applicable jurisdiction should always be verified for the specific property.

The correct jurisdiction depends on the property's location and the current registration structure. Verify the applicable office before relying on registration records for a valuation.

The challenge is that historical registration records from the pre-digitisation period may not be as readily searchable as more recent transactions. Older records can require research through the relevant Sub-Registrar archives and historical registration records.
For a property acquired before 2001, the valuation assignment can require a much deeper historical investigation than simply searching today's property transactions.
The practical research question is: what evidence existed around the relevant historical valuation date?
