Three Steps — Delhi Property Owners’ Engagement Guide
From your first property description to the final Government Approved Valuation Certificate, the engagement is designed around the property owner’s situation, documents and valuation requirement.
Tell Us Your Property Type & Reason
Start with a simple description of what you own and why you need the valuation. You do not need to prepare a complete file before making the first contact.
Tell us the locality, property type and reason for valuation. A property photograph sent by WhatsApp is helpful but not required at this stage.
You will receive a fee estimate in response after sharing the basic property details.
Gather the Pre-Transaction Documents
Once the valuation requirement is understood, gather the core documents that help establish the property's history, physical context and transaction purpose.
Original Sale Deed
The original sale deed or relevant allotment letter establishing the property's acquisition history.
Building Plan Sanction
Available building plan sanction and related property documentation that helps establish the built-up context.
Previous Valuation Certificates
Any previous valuation reports or certificates that may help establish the property's valuation history.
Proposed Sale Price
The proposed transaction value can be relevant when reviewing the relationship between the sale consideration and Section 50C.
Documents can be scanned and emailed for the initial review. No originals need to leave the property owner's possession at this stage.
Site Inspection, Research & Certificate
Once the engagement and documents are in place, A2Z Valuers’ Civil Engineer visits the property and the team begins the locality and comparable-evidence research required for the valuation.
Physical inspection of the property and relevant site characteristics.
Locality-level research supporting the comparable evidence used in the assessment.
The valuation certificate is prepared and personally signed by Nitesh Shrivastava.
Support continues beyond certificate delivery where AO scrutiny arises in relation to the valuation.
